Who will rent your property?

You will ALWAYS get paid even if the property is empty. Money will arrive in your bank account on the same day every month. We will never charge you any fees or commission.
We fully manage your property including finding professional tenants, interviewing them, quickly dealing with tenant issues and the ongoing maintenance of your house. You will enjoy having a truly passive income from property investing.
Gas Safe
We will organise this on your behalf and be at the property to meet the engineer. We keep one copy of the certificate and send you the other.
This test is a legal requirement to ensure that all gas appliances in your property are safe. It must be renewed each year and there are heavy and serious penalties for not having a valid certificate.
Your Legal Obligations
We will take care of any legal obligations and will help you to comply with all current relevant legislation, ensuring everything is up to date. This includes PAT certification, furniture/fire regulations and smoke/carbon monoxide detectors.
Deposits
We do not pay a deposit to you but we do take deposits from all our tenants, which are then secured in a Government backed Deposit Protection Scheme. This money will be used for repairs if the tenant caused any damage the property.
Insurance
As the owner of the property you are responsible for building insurance. This often includes an amount of contents insurance. A residential insurance will not be adequate and you will need either a buy to let policy or a specialist HMO policy. We have public liability insurance and advise our tenants to obtain their own contents insurance.
ID
Before we take control of your property we need 2 proofs of ID and proof of ownership of the property. We need this because we want to make sure that we are paying the right person.
Inventory
Before we take over the property you may decide to obtain an inventory from an independent company. Or if you prefer we can arrange this for you.
Inspections
You are welcome to inspect the property at any time by giving us at least 24 hours notice. We also carry out regular inspections and deal with any issues as they arise. We have good relationships with all of our tenants and quickly deal quickly with any issues they may have. Property is a people business, and we have consistently found that taking the time to get to know our tenants pays for itself many times over.
Your Mortgage Requirements
If you have a residential mortgage you will have to obtain a ‘Consent to let’ letter from the mortgage company. In our experience, this is just a phone call away.
If we agree to manage your property, you must have Consent to Let or a Buy to Let Mortgage. You will need to sign a warranty in our contract to confirm that this is the case.
Complaints
At Eva Letting we understand the importance of customer service and fast ongoing communication. You will always get a same-day reply to all questions, problems or concerns.
If you are not happy with any aspect of our service then please let us know and we can arrange a face to face meeting. We believe that there is no such thing as over communication and that the cause of most issues is, a misunderstanding that was lost in the translation of a long email trail. A face to face meeting removes all of these problems, gives both of us the opportunity to talk through the challenge at hand and find a fast, fair and profitable solution, so that we can all happily move forward.
Maintenance
We will take care of the management of all maintenance jobs, large or small, on your behalf. We provide you with a quote and ask for your approval before any work is carried out. You will receive full invoices for your tax records.
Termination
Should you decide for any reason to terminate the agreement with us, we need at least 6 months notice because we may have just signed a tenant in on a 6 month contract (AST).
Court
If there is ever a time when we have to remove a tenant via the court process (it has never happened to us yet because we take the time to get to know our tenants) we will take care of the whole procedure and update you if requested. Please note that this would not affect your monthly payments. You have a guaranteed rent, no matter what.
