What type of properties do you manage?
We typically manage houses with a minimum of 4 bedrooms and 2 reception rooms. Off street parking and a garden is preferred and not essential.

How quickly can we take on your property?
Once we have visited you property, we will let you know if we can help you within 24 hours. The price we agree to that day will be the price we pay for the duration of the contract, regardless of what happens in the housing market.
If your property is currently empty we could be signing contracts and paying the first month’s rent the next day.
Does the property need to be furnished?
Your property does not need to be fully furnished. We take on fully furnished, part furnished and completely unfurnished properties. If you have previously rented to students, the furniture may not be the type we normally use and would ask you to remove it. Our only work with young professionals and they expect a higher standard of living than most students.
Do we pay you a deposit?
We don’t pay you a deposit because we prefer to use the Deposit Approve scheme. This gives you 12 weeks deposit cover, this is 3 times as much as the standard, 1 months rent. In addition to this claims are settled within 7 days so you are getting a much better deal.
We do ask each person to pay a deposit of 1 months rent, even though it is not as secure as the Deposit Approve scheme because this is what they expect. We then register their deposit with the Deposit Protection Service for the duration of their stay, to safeguard against damage to the property.
How will you receive rent payments?
We will set up a monthly standing order direct to your bank account. This will go each and every month for the duration of the contract, guaranteed.
What are your fees?
Believe it or not we don’t take fees from Landlords! Not a single penny. Nor do we charge tenant finder fees or the usual sky high management fees. We make our money from the difference between what our tenants pay us and what we pay you, simple.
I have a portfolio of properties. Will you take them all on?
Yes that’s not a problem. We can take on 1 or 20 houses from you, provided they meet our criteria.
I have some friends which are landlords, could you help them too?
We would love to help your friends make more money from their property investment. When you recommend a friend we pay you a referral bonus of £200 per property that we take on. That’s a lot of money for helping a friend that’s struggling to fill or make money from their property.
How much wear and tear can I expect to see?
Lots of landlords are put off by the idea of several people sharing their property as they believe the house will suffer more wear and tear. This just isn’t true when letting to Eva Lettings. At the end of the 3 year contract the property is normally in a better condition than rented as a single let. This is because we are super careful about who we let into your property, we have a weekly cleaner and also carry out minor maintenance repairs at our cost throughout the duration of our contract.
Do you have your own tradesmen?
We have a team of fully qualified tradesmen that we use for maintenance and general repairs. If you have your own trusted team and would prefer to use them, that’s fine also.
How can I be assured the property won’t get damaged?
This has never happened to us and we think this is because we only allow working professionals into your property. Secondly, we regularly inspect your house and you can too. Thirdly, we have a weekly cleaner of communal areas and gardener to keep the property in great condition.
Who will pay for ongoing repairs?
As the landlord you will still be responsible for all the usual repairs and safety checks. The difference is that we will manage the process for you, so you just have to confirm the cost. We always get quotes and confirmation from you before doing any maintenance work.
Will I have to deal with the tenants?
No! We are both your single tenant and your managing agent. We fully manage the tenant lifecycle: finding, interviewing, credit and background checking, quickly handling tenant issues before they become a problem and helping them to move on. Stated another way, we do all the legwork for you, so you can relax and enjoy passive property income.
What happens if one of your tenants damages something in the house?
We will cover the cost to get it fixed immediately, then we will charge the tenant. You would only be responsible for normal landlord maintenance, i.e. gas safety check, PAT test on YOUR electrical appliances, keeping the hot water system working etc. Our contract will state our full responsibilities along with yours.
What if one of the tenants doesn’t pay or is late paying?
That’s our problem not yours. This very rarely happens, and when it does we cover the cost and you receive your full rent as promised.
What input will I have with the property once I sign a contract with you?
Once we take over the management of your property, you will not need to set foot in the house again until the end of our contract. Unless you want to.
We will pay you the agreed rent each month via standing order, and we will give you updates on inspections and any maintenance required, including gas safety checks. We take all the hassle out of being a landlord so you have, no tenant issues, no voids, no missing rents, just a guaranteed monthly income and peace of mind.
What happens if I want to end my contract with you or vice versa?
We ask for you to give us a minimum of 6 months notice and we would do the same for you. We ask for this to allow our customers to find a new home without the stress of doing it in a short time frame.
